Understanding the notion of Bulk REO’s requires understanding of the foreclosure process.
As a home owner misses a payment or two, the lender sends the predictable barage of threatening letters and warnings. The lender directs the subsequent timing of the actual foreclosure proceedings. From that time through public auction is called ‘preforeclosure’.

If you’re only working part time now, or want to make investment a full time gig be prepared to invest most of your time in the operation because its the only way to keep costs down and maximize your profits (which you’ll need to do to stay afloat in the beginning.)
